New Property Developments West of Delaware Route 1

With a new home market that’s booming here in coastal Delaware, and higher price-tags on those ocean view and beachside homes, developers like Schell Brothers and Ryan Homes are now buying up land west of Delaware Route 1 to offer a range of single family homes and townhouses at affordable prices within a 20 minute drive to the beach.

Basically, farmland in the area is being sold for residential property development that’s providing Suffolk County with a welcome source of income via the 3% transfer tax , generating a healthy $23 million for the county last year alone!

Here at Joe Maggio Realty we frequently entertain visitors from out of town looking to head to the beaches in search of a retirement home or family vacation property, and we don’t see this trend slowing down any time soon, so there’s little concern over the number of new construction builds and community developments currently growing in our area, ‘We’re absorbing the inventory as fast as it comes online’, says our very own Joe Maggio in a recent Delaware Business Times article.

No doubt your U.S. history class will have informed you that Delaware is known as the First State since it was the first to officially ratify the constitution of the United States on December 7th 1787. Along with Maryland to the South, Pennsylvania to the North and New Jersey to the West, Delaware is easily accessible from major cities and is a regular tourist vacation destination due to its fine beaches along the East coast. Although property prices in Delaware are rising, it still remains a popular place for families to purchase second homes because of the favourable tax situation – there is no sales tax and property tax is one of the lowest in the country.

Coastal Club Resort Community has Broken Ground in Lewes, Delaware

Coastal Club located just minutes from the Atlantic Ocean has broken ground and boasts to be the newest luxury resort community at the beach.  

Just west of 5 Points construction has started on a 600 home development with amenities galore, including swim up pool bar, established scenic walking trail, and a 15,000 square foot Club House featuring an indoor pool and Coffee Haus.   

The community will feature three of the areas home builders including NV Homes, Beazer, and Schell Brothers.  Beazer homes will be offering their town home product starting in the $240's, while NV Homes will feature its popular Armistead and Borquist model starting in the high $300's.  Pricing for the Schell Brother's product will be slightly higher with the model displayed started in the $700's.

The day today is much cooler with a cold front moving into the Delaware Coast.  My SUV is still reading 77 degrees.  This Saturday seems like the perfect day to open my Bay View Listing in the Rehoboth Beach Yacht and Country Club.  This 4 Bedroom expansive ranch has a 360 unobstructed view of the Rehoboth Bay and sits on one of the highest lots in the club.  Sitting in the bar area of the kitchen I am watching a pontoon boat anchor off shore.  Also a Para sailor moves through the sky.  The watersports area constant reminder why I moved to the beach...   This is a location in the club that many envy and come to watch the incredible sunsets.
