Delaware State

No doubt your U.S. history class will have informed you that Delaware is known as the First State since it was the first to officially ratify the constitution of the United States on December 7th 1787. Along with Maryland to the South, Pennsylvania to the North and New Jersey to the West, Delaware is easily accessible from major cities and is a regular tourist vacation destination due to its fine beaches along the East coast. Although property prices in Delaware are rising, it still remains a popular place for families to purchase second homes because of the favourable tax situation – there is no sales tax and property tax is one of the lowest in the country.

Property Rentals & Homes For Sale in Delaware

Sussex County is an extremely popular destination not only for Delaware beach vacation rentals but also for purchasing a new home.  There are approximately 30 miles of unspoiled beaches and many other inland bodies of water too, so your dreams of owning a waterfront property in Delaware can become a reality. There are many communities in the area in which to buy a home such as the Spring Lake development near Rehoboth Beach.  These communities often include onsite bars and restaurants, swimming pools, tennis courts and other social activities.  Homes range from mobile homes, one and two bed condos, all the way through to large five and six bedroom family homes.

Rehoboth Beach Independent Film Festival 2017

Rehoboth Beach is known as the ‘Summer Capital’ due to it being so popular with tourists over the summer months, so it’s no surprise that this area has many attractions, shops and restaurants. Some of the highlights include Jungle Jim’s water park, Bear Trap Dunes golf course and Cape Henlopen State Park.  And popular annual events such as the Rehoboth Beach Independent Film Festival bring more business and interest to this great coastal community.

The festival is an annual event showcasing some of the world’s top independent movies. The World Championship Punkin’ Chunkin’ Contest which sees contestants hurl pumpkins, plus the Sea Witch Festival which is held every October to celebrate Halloween, are also events that bring the community together for a bit of fun and are not to be missed!  As well as all the fun activities and events, if you prefer a quieter time then there are many hiking and biking trails to discover, a selection of golf courses, and of course we have miles and miles of sandy beaches on which to relax.

Tax Benefits, Small Town Charm & Sunshine - What a Combination!

The mixture of rural and seaside resorts in Southern Delaware can make any trip to the state a great experience, but living here is even better.  Many of our realtors have either lived her all their lives, or moved here to get more enjoyment out of life!  It is not only a popular destination for retirees but also for young couples wishing to raise their families in this thriving yet friendly area of the East Coast. The favourable tax laws definitely make moving to Delaware far more cost effective than elsewhere in the country, but for many it’s not all about money.   Destinations in Southern Delaware have an attractive small town charm yet still have all of the amenities you would expect from a modern resort. That, and the fact that we get over 200 days of sunshine per year, and have some of the finest beaches in the country probably also help!
