New Challenges, New Collaborations

The COVID-19 outbreak has created a new reality for all of us, at least temporarily.  Chances are you are dealing with many new challenges, both personally and professionally. We all are.

Now, it’s up to each of us to do our part so we can get through this as quickly as possible.  We are all under a "Stay at Home"  declaration from the Governor who has also asked that we close our Real Estate Offices to the Public.  Bear with us as we are a skeleton crew at work trying to multitask.  We will, however, be able to work on a limited basis.

Remember, we’re all in this together. Stay positive and know that things will get better.

In the meantime, you might have immediate concerns about the real estate market. For example, you might be wondering if you should put off moving. Or, you might need to move but are worried about all this uncertainty.

If so, give me a call. 

Good information and advice are often the antidote to stress, especially during challenging times. So, please, don’t hesitate to reach out to me.

Further Modifications to Delaware State of Emergency 'Stay Home' Declaration

With more concern over the spread of the Coronavirus - COVID-19, on Sunday evening, Governor Carney further modified the Delaware State of Emergency declaration to include an order for all out of state travelers arriving in Delaware to self-quarantine for 14 days in an effort to further fight the spread of COVID-19 - this also includes anyone who has arrived in the State in the past 14 days.  The order went into force on Monday, March 30 at 8:00am.

Note that the following individuals are exempt from this modification: public health, public safety, and health care workers, and those providing essential services related to to COVID-19.   

Self-Quarantine - What it Means

This requirement means that upon arrival in Delaware, individuals will be confined to their accommodation, whether it be hotel room, rented accommodation or their home.  These individuals will not be able to work, attend school, or visit public areas for the 14 day period.  They may not use of public transport, must avoid close contact with other indivduals within the residence, and cease from using others personal items. 

Comply or Risk Criminal Charges! 

It will be deemed a criminal offence for those who do not comply with this revision to the Delaware State of Emergency declaration.

Emergency Childcare Sites for Essential Service Personnel

In addition, the Governor also made an eighth modification providing emergency child care sites that can be utilised only by essential personnel working during the coronavirus crisis.  With effect from April 6, only locations that have been designated as 'emergency child care sites' by the Dept of Services for Children, Youth and Their Families may be utilised by essential workers.    Only these families may enroll their children at the designated emergency child care facilities.  Find out more about the procedure on the website:

Stay at Home Order for Delawareans

The Joe Maggio Realty team have been keeping up to date with the daily changes taking place in our community with regard to the COVID-19 virus.  We thought it would be helpful to share some of the important aspects that you may have missed, or may not be aware of. 

In further modifications to the State of Emergency Declaration relating to the COVID-19 virus, Governor John Carney issued a Stay at Home Order for All Delawareans, effective this past Monday, March 23, 2020 at 4:00pm.

Order in Place until May 2020

The City of Rehoboth Beach have taken these words to heart, urging everyone to ‘Stay at Home’ to save lives and stop the virus.  This order will remain in place until May 15, 2020, or until such time that the virus is no longer a threat to human life. 

Governor Carney stressed the seriousness of the situation saying, ‘Delawareans cannot go out in public unnecessarily’.  ‘We’re acting with urgency to prevent a spike in coronavirus cases that could overwhelm our hospital system’, he added.

Non-Essential Buisness Closure

All non-essential businesses were ordered to close on Tuesday, March 24 at 8am.  For those businesses that remain open, strict sanitary measures need to be adhered to, including provisions for hand washing stations or sanitizer, the enforcement of social distancing, and providing flexible sick leave policies for employees.

Leave Home for Essential Tasks Only

The guidelines are that individuals only leave home for essential tasks, for example traveling to and from work (for those who are not able to work from home or work); collecting medical supplies, and shopping for essential groceries.  Outdoor exercise is also permitted as long as the social distancing parameters are observed.

Confirmed Cases in Delaware

As of March 25, 2020, Delaware had 104 confirmed cases of COVID-19.  If we can follow the guidance being issued to us by our Government, and stay at home as instructed, we will stop this deadly virus sooner, rather than later.

Homeowners, Are You Ready to Buy Up?

Homeowners ready to buy up

No matter how much you love your current home, you may still be dreaming of the day you can buy up into a better home in a better neighborhood.

Is that day today or a few years down the road?

Here’s a quick way to make that assessment.

Make a list of the positive reasons for moving up

First, make a list of all the practical reasons why it might be time to move up. Those reasons might include features such as: more bedrooms; proximity to work and school; a larger backyard with trees; nearby parks and walking paths; and, better access to things you enjoy, like theater.

Next, make a list of the emotional reasons for making such a move. Those reasons might include memorable get-togethers with friends on a more spacious deck; an easier and less stressful commute to work; more family time with the kids; and, enjoyable Saturday golf at a nearby course.

Finally, take a financial snapshot to determine if you can afford to move up. You’ll need to get a good idea of what your current property will sell for in today’s market, the average price of homes in your desired neighborhood, and how much mortgage you can afford.

Once you have all of that down on paper, you’ll have a clear picture of your readiness. If the practical and emotional reasons for buying up are compelling, and you can afford to make the move, then, you have your answer.

The time to sell and move is now!

New Property Developments West of Delaware Route 1

With a new home market that’s booming here in coastal Delaware, and higher price-tags on those ocean view and beachside homes, developers like Schell Brothers and Ryan Homes are now buying up land west of Delaware Route 1 to offer a range of single family homes and townhouses at affordable prices within a 20 minute drive to the beach.

Basically, farmland in the area is being sold for residential property development that’s providing Suffolk County with a welcome source of income via the 3% transfer tax , generating a healthy $23 million for the county last year alone!

Here at Joe Maggio Realty we frequently entertain visitors from out of town looking to head to the beaches in search of a retirement home or family vacation property, and we don’t see this trend slowing down any time soon, so there’s little concern over the number of new construction builds and community developments currently growing in our area, ‘We’re absorbing the inventory as fast as it comes online’, says our very own Joe Maggio in a recent Delaware Business Times article.
